HINGE Helps Client Buy their Facility in Castle Rock, Colorado
HINGE has a long-time client in the Denver suburb of Castle Rock, Colorado, who operates faith-based schools. We originally helped this operator secure a lease on a facility left behind by a national operator. The landlord, itself a national investor in single tenant buildings, was apprehensive at first about a faith-based operator, but HINGE was able to convince them on the merits of the quality operation, the parent demand and the financial strength of the operator. After executing on the lease several years ago, HINGE maintained contact with the landlord and eventually the landlord agreed to sell the building to the tenant. Fortunately, the tenant had sufficient cash reserves to muster up the down payment, and, due to today’s low interest rate environment, this client was able to save more than $5,000/month over the scheduled rental payments AND he now owns the building!
